Nothing is posted to you
There is no courier, no physical copy and no delivery address. A land record is a document, and it reaches you as a file in the same browser session you asked for it in.

It arrives in the same session
We fetch the record while you wait — usually under 30 seconds, because that is how long the government portal takes to answer. You watch the real stages complete rather than a progress bar we invented.

You get a PDF
An information copy of the record, as the portal issued it. It opens on a phone, prints, and can be forwarded to a bank, a lawyer or a buyer without anyone needing an account.

It stays available for 180 days
Open it again any time in the first 180 days using the mobile number you verified. After that the link closes and a fresh copy means a fresh lookup.

If it does not arrive
If the portal has no record for your survey number, returns something incomplete, or stops responding, you are told exactly what happened and you are not charged. Where a payment has already been taken and the record then fails to reach you, it is refunded in full.
Where the record comes from
From the government system that issues it, fetched at the time you ask. We do not keep a private copy of the land register and hand you something older. Which authority issues which record is set out on the about page .
What this is not
An information copy — the same content the portal shows online. A certified copy for court or registration has to be obtained from the taluk office, and no online service can issue one on the government's behalf.
