Overview
Encumbrance Certificate overview
An Encumbrance Certificate (வில்லங்கச் சான்று) is a registration record for a property and a selected period, issued through TNREGINET, the Tamil Nadu Registration Department portal. It can show registered sales, mortgages, releases and other transactions recorded at the Sub-Registrar Office (SRO) that covers the property. Buyers commonly check it before a purchase or loan because an entry may point to a registered claim or financing history; a nil result means only that no entry matched the searched details and period. The certificate is not a physical inspection and does not replace legal title verification. viewpatta helps you identify the property details and request the relevant record from the available government service.
Record guide
What do the terms mean?
- Encumbrance
- A registered claim, transaction or financial interest recorded against a property.
- Search period
- The start and end dates used to check registered entries.
- Registered transaction
- An instrument recorded by the registration department, such as a sale or mortgage.
- Sub-Registrar Office (SRO)
- The registration office whose records are searched. Entries appear only when the office covers the property.
- Nil EC
- A result with no entries for the searched details and period. It does not by itself prove clear title.
Troubleshooting
Why might the result not appear?
- The property or survey reference does not match the registration record.
- The selected period does not cover the transaction you expected to see.
- An entry is recorded under a different spelling or document reference.
- An unregistered interest will not appear as a registered EC entry.
- The searched office does not cover the property’s registration jurisdiction.
What this record cannot establish
An EC reports registered entries for the supplied property details and period. It is not a title certificate and cannot by itself rule out unregistered interests, defects in the deed chain or physical boundary issues.

Questions
Before you start.
Including the two most people ask: whether we are the government, and what happens if the record is not there.
What is an Encumbrance Certificate in Tamil Nadu?
An Encumbrance Certificate, or EC, lists registered transactions and claims recorded against a property for a selected search period. It is commonly checked before a purchase or loan.
How do I view an EC online in Tamil Nadu?
Give the property or survey reference, the Sub-Registrar Office and the period you want covered. viewpatta runs the registration search and shows what came back before any payment is asked for.
A price is quoted only once a complete certificate is in hand. If the search cannot be completed, or comes back incomplete, you are not charged.
Does an EC prove that a property has clear title?
No. An EC covers registered entries for the supplied search inputs and period. It does not replace the registered deed chain, legal title review or physical verification.
Why is a transaction missing from my EC?
The transaction may fall outside the selected period, use a different property reference or spelling, or not be present as a registered entry in the searched record.
Does a nil EC mean the property has no encumbrances?
No. A nil EC means no registered entry matched the property details, office and period searched. A wrong identifier, a different office or an unregistered interest can all leave a real claim outside the result.
How many years of EC should I check before buying?
There is no single correct period. Online EC records in Tamil Nadu generally cover periods from 1975 onwards, and the right search window depends on the title chain — a property lawyer can set it for your transaction.
