What is live today. View Patta's paid service is live. You can search for a record, verify your mobile number with a one-time code, see whether a complete record was obtained, and choose whether to buy and download it. Nothing is charged before a complete record exists and you deliberately complete payment.

These terms govern your use of viewpatta.com. Please read them. If you do not agree with them, do not use the site.

1 Who we are

View Patta is a private service operated by Quiro Tech Solutions. We are not a government entity and are not affiliated with any government agency. The land records themselves belong to the Government of Tamil Nadu and are available from its own portals.

2 What the service does

You tell us which record you want and where the land is. We fetch that record from the government system that issues it, check that what came back is complete and legible, and deliver it to you as a PDF.

We do not hold a private copy of the land register. Every record is fetched at the time you ask for it. We do not create, alter, correct or interpret the contents of a record — what the government's system says is what you receive.

3 An information copy, not a certified copy

What you receive is an information copy — the same content the government portal displays online. It is not a certified or attested copy, and it does not substitute for one where a certified copy is legally required, such as property registration or filing in court. A certified copy must be obtained from the taluk office or the relevant registering authority. No online service can issue one on the government's behalf.

We say this plainly because saying nothing would itself be misleading. A record fetched through us is evidence of what the government's system currently shows. It is not a title guarantee, a legal opinion, or confirmation that a property is free of dispute.

4 How a purchase works

We do not charge you for a record we have not obtained. This is a term of this agreement, not a marketing claim.

  1. You enter the location and the record you want. Nothing is charged and no order exists at this point.
  2. We fetch the record from the issuing government system and check that it is complete and legible.
  3. Only once a complete, legible record exists for your request are you shown a price and asked whether to buy it.
  4. You choose to pay, or you do not. Either way, the record is not released until payment succeeds.
  5. If the record cannot be obtained, or comes back incomplete or unreadable, the process ends there. You are told what happened and you are charged nothing.

Consent to purchase is express: you complete a payment step deliberately. We do not use pre-ticked boxes or treat any other action as agreement to buy.

5 Price and payment

The price shown before you pay is the total price, inclusive of GST. There are no delivery charges, handling charges or fees added afterwards, and the figure you are charged is the figure you were shown.

Payments are processed by Razorpay. We do not receive or store your card, UPI or bank credentials — those go to the payment processor, not to us. We receive confirmation of whether a payment succeeded, and a reference for it.

We do not price the same service differently for different customers of the same class, and we do not manipulate price to obtain an unreasonable profit.

6 Delivery and access

Nothing is posted to you. The record reaches you as a file in the same session, usually under 30 seconds, because that is how long the government portal takes to answer. You can open it again for 180 days using the mobile number you verified. Full details are on the delivery page.

7 Cancellations and refunds

Because we fetch before we charge, most refund situations never arise. Where money has moved without a matching delivery — a duplicate charge, or a payment taken where the record then failed to reach you — it is refunded in full, to the original payment method, without any discretion on our part.

We do not impose a cancellation charge on you. Refunds are made within the period required by the Reserve Bank of India or other competent authority. The full policy, including every case, is on the cancellations and refunds page.

8 Your mobile number and account

Your phone-OTP account has no password, email or public profile. You verify a mobile number with a one-time code; that number is how your purchases are tied to you and how you re-open a record during its 180-day access window.

You are responsible for the number you give us being yours and being one you can receive messages on. If you lose access to it, we may be unable to give you access to a past purchase, because the number is the only link we hold.

You can use Delete my data in the mobile app or write to us as described in the privacy policy. Deletion ends your sessions, unlinks the active account and removes any record files we still hold. Statutory invoice records, including the encrypted buyer mobile number, remain for the period the law requires.

9 Who may use it

You must be at least 18 and capable of entering a contract under Indian law. The service is offered for use in India and is designed for Tamil Nadu records.

10 Acceptable use

Use the service for genuine lookups. Do not attempt to overwhelm it, scrape it in bulk, work around rate limits, resell access, misrepresent whose records you are seeking, or use it to harass or profile another person.

We apply rate limits and anti-abuse checks. If we have to restrict an account we will tell you why, and you can dispute it through our support contact.

11 Fair dealing

We undertake not to adopt any unfair trade practice, on this site or otherwise. If you believe we have, tell us and we will look at it. Nothing in these terms limits any right you have under the Consumer Protection Act 2019.

12 Availability

The service depends on government systems we do not run. Those systems go down, get slow, and are sometimes taken offline for maintenance without notice. When that happens we cannot fetch records, and we will say so rather than leave you waiting.

We may change, suspend or discontinue parts of the service. Where a change affects a purchase you have already made — for example the 180-day access window — we will honour what applied when you bought it.

13 What we are and are not responsible for

We are responsible for fetching the record you asked for, checking it is complete and legible, delivering it, keeping it available for 180 days, and refunding you where money moved without a matching delivery. If we fail at any of that, that is our deficiency and we will put it right.

We are not responsible for what a government record says or omits, for errors in the government's own data, for a record being absent from the portal, or for decisions you take after reading one. We do not verify title, and delivering a record is not advice about whether to buy land.

Nothing in these terms excludes or limits our liability for our own deficiency of service, for fraud, or for anything that cannot lawfully be excluded. Where our liability can lawfully be limited, it is limited to the amount you paid for the specific record concerned.

14 Indemnity

If you break these terms — by misusing the service, by seeking records you have no legitimate reason to seek, or by breaking the law with them — and that causes a third-party claim against us, you agree to cover our reasonable losses arising from your conduct. This applies to what you do, not to our own mistakes.

15 Intellectual property

The site, its design, its written content and the View Patta name are ours. The land records are not — they are government records, and delivering one to you gives you no rights in it beyond your own use of the copy.

16 Privacy

What we collect and why is set out in the privacy policy, which forms part of these terms.

17 Complaints

Write to support@viewpatta.com with the mobile number you used. We acknowledge complaints within 48 hours and aim to resolve them within one month of receipt.

18 Governing law and disputes

These terms are governed by the laws of India. Courts at Chennai, Tamil Nadu have jurisdiction.

That clause does not take away your right to approach a Consumer Commission where the Consumer Protection Act 2019 entitles you to, including one local to you. Nothing here requires you to arbitrate instead of using a consumer forum, or shortens any limitation period the law gives you.

19 Changes to these terms

We may update these terms. The date at the top changes when we do. A purchase is governed by the terms in force when you made it.

20 General

If any part of these terms is found unenforceable, the rest continues to apply. A clause that is void under Indian law is not revived by that — it simply does not apply.
